What would you keep at eXp?

A rough guide. Put your numbers in and the page shows what the business keeps, what each fee earner keeps and what goes to eXp. The real numbers get worked through on a call.

1. The business

Gross commission invoiced by the whole business in a year, before any split.
Whole completions across the business.
Total GCI divided by total transactions. Every figure below uses this branch average fee.

2. You, the team leader

Deals you personally bank, at the branch average fee.
Your transactions times the average fee.

3. Your fee earners

A row appears for each one. Anything you have already typed stays put.
Moves every slider below. Change any one afterwards on its own.

5. What those fee earners cost you today

Employed, on a salary, with the employer costs on top.

Put each fee earner's current salary in. The rates behind every column are read from gov.uk and are listed with their source at the foot of this section. Change any of them in the assumptions panel.

Employed against self-employed

The same people, the same deals. On the left what the business pays to employ them. On the right what the business pays them as self-employed agents on the splits set in section 3.

This page is not tax advice and it is not employment law advice. Employer National Insurance, pension, sick pay and redundancy all turn on facts about each employee that this page does not ask for. Check every figure with your accountant before you act on it.

6. Cash flow

A salary is a fixed cost. It does not care how the month went. A split moves with the income: a bad month for the business is a bad month for everyone, and a good month is a good month for everyone.

Your own numbers. Nothing here is filled in for you, because a guessed portal price on a live page is worse than an empty box. Leave anything you do not pay empty.

Switch this and the four boxes below change meaning. The table converts them either way.
Rightmove, Zoopla, OnTheMarket and any others you pay for.

Anything else

Office, insurance, accountancy, anything the four boxes above do not cover. Annual amounts. Nothing entered here is counted twice: the named costs and these rows add up once.

8. What the owner gets on top

Stock and revenue share. Neither comes out of anyone's commission.

Stock and shares

eXp World Holdings is listed, and agents are awarded shares. The count below is worked from the numbers you entered. Awards vest over three years.

AwardRateHow manyValueWho gets it

Revenue share, tier 1

Ten per cent of every agent's GCI goes into a revenue share pool. Tier 1, the agents you sponsored yourself, pays 17.5% of that pool. It is paid out of the 30% eXp takes, so it does not reduce anybody's commission, and it stops at the agent's cap.

The other six tiers

Headroom, not earnings. The numbers you entered have earned none of this. Tiers 2 and 3 pay on agents sponsored by the agents you sponsored. Tiers 4 to 7 open on the number of front-line agents who qualify.
